S.F.'s LATEST HOT SPOT FROM CENTER To SOUTH VAN NESS

With the increasing building block of San Francisco’s which are more than the city’s neighbourhoods developers are looking towards the automotive and industrial sites along with South Van Ness. They are starting it with the partitioning of market street and van ness to the end of 16th street BART station. Bisnow media is looking at the current news related to S.F.’s latest hot spot.

For denser developement and affordable housing buyers are snatching up the industrial sites for housing and commercial space projects.

Transit is the only way of developent in this area. San Francisco's Van Ness Avenue Bus Rapid Transit project for dedicated bus lanes apart from traffic is going to complete in 2018. The lane is from Lombard to Mission streets. With the access of transit the city will not require more parking areas.

The rule, according to which maximum height of residential should be 400 feet which is created by 2008 Market and Octavia Area Plan is going to replace by city planning department to increase the rate of affordable housing. Now the height can be more than 400 feet.

There are a number of projects where more than 4,000 housing units are under construction and some are already completed.

The Crescent Heights' NEMA with 754 luxury apartments is located 10 streets next to the Twitter headquarters in the corner of Market.

At 100 Van Ness, Emerald Fund converted their office tower for 400 residential use. It is just above the Market Street. The company will develop more buildings there in future to make the area more residential.

30 Van Ness

In this project, the city is planning for saling its 30 van ness land to Related california for $80M.

Related California is going to replace the 5 story building with 600 residential units. According to California plans this will increase the percentage of affordable housing upto 20% at site with 33% city subsidy. This project is a legal and important agreement of three years.

1500 Mission St

In this project, Related California also owned the Goodwill site and going to create a 39-story building with 560-unit luxury apartments. This will be next to 462k SF office and it will be the new home for the city’s planning, building and public works departments. The residential will also include 55k SF of retail.

The location is one block from the headquarters of Twitter, Uber and Square and 3 Blocks from City hall,Daves Symphony hall and S.F Jazz Center.

30 Otis St

This project is a good example of increasing height of building.

In this Real Estate is planning to replacing the auto body shop and carpet store by a 250-foot building with 354 residential units. This is a $115M project which include 10k SF for the city ballet school. It can be a huge 450 feet residential with 483 units or 618 units if allowed.

10 S Van Ness

In this project, Crescent Heights are going to replace the Honda dealership into a 400 foot building with 767 residential units including more than 20k SF commercial space.

1515 15th

This is a $24M project building by JS Sullivan which include 40 unit at the intersection of South Van Ness and 15th Street. This will have 7,400 SF of ground-floor retail.

In this project developer Sean Sullivan told to SF Chronicle that he expected to improve South Van Ness area by converting it into more pedestrian friendly than car based.
